An Easy Way To Buy and Sell Simultaneously

I have an easy method to help you buy and sell at the same time. 

If you’re too afraid to sell because you don’t want to be homeless, should you just wait? Maybe you should try to buy before you sell? Both of those are wrong! I want to talk about what you should really do today. 

If you want to buy a home but have to sell your old one first, I have a process to protect you and keep you from being homeless. I do it all the time, so I promise it works.

First, list your house and make your sale contingent on finding your new property. Then find a buyer who’s willing to go through all the normal parts of buying and remove all of their contingencies. Once they’ve done that, your home is essentially sold, and you can make a non-contingent offer on your next one.

This method is straightforward, easy, and seriously helpful.

If you have a buyer who’s willing to wait for you, you can purchase your next home and work out a short rent-back agreement or extended escrow with your buyer. That way, you never have to worry about being homeless, and you can capitalize on the market of the moment.

However, what happens if you can’t find a new house? If that happens, you don’t have to sell your old one. That’s why your sale is contingent on you finding a new home.
